RERA is the acronym for Real Estate Regulatory Authority (“RERA”), which was established under the Real Estate (Regulation & Development) Act (“Act”). The Act was created in 2016 in order to address the issues in the real-estate sector. The Act will be applied at the state level. The governing authorities are responsible to the following:
- Registering and other approvals required for registration under RERA residential flats and commercial properties.
- Regulation of the sale and purchase of real estate property.

What is the process of RERA Registration?
“RERA registration” is state-specific and therefore varies from one state to the next. You can apply online from the official website for the state where the registration is sought. The application for registration must be submitted to the Regulating Authority in the respective state by the promoters as well as the real estate agents. The registration process is similar in all states.
What documents are required for RERA registration?
- PAN Card.
- Parking slots available in the real estate project.
- Legal title deeds reflecting the title of the promoter of the land on which project is proposed.
- Encumbrance Certificate relating to the land of the project.
- Commencement Certificate of the project
- The Sanction Plan, Layout Plan, location details of the project.
- The plan of development works to be executed in the project.
- Details of previous project experience of the promoter, if any.
